Domed Sports Facility Planned Near Six Flags Great Adventure

JACKSON-It’s being called Jackson Crossing 2 and includes a domed multipurpose sports facility. The project as submitted by Cardinale Enterprises of Jackson Township, developer of Jackson Crossing, consists of an indoor soccer dome, and multipurpose turf fields that include one full baseball field, 3 soccer fields and 4 baseball/softball diamonds.

A hearing at the township zoning board will be heard on April 19th at 7pm. A variance is needed to build the 50.5 ft high dome in a zone where there is a 35.5 foot limit.

The proposed facility will be built at the southeast corner of the exit 16 interchange of Route 195, just north of Six Flags Great Adventure.

According to tax records, the the property was purchased on March 29, 2016 for $1.15 million.

This project is moving closer to construction.  With the uproar caused by environmentalists over the Six Flags solar farm, it's odd that no one has filed a lawsuit over 75 acres of trees being removed.

Cardinale Enterprises’ multiphase plan to build two hotels, an indoor recreational facility and outdoor dome recreational facility on a 75-acre site in Jackson cleared its first step by getting a zoning variance approved by the town’s Zoning Board on Nov. 29.

 

The Adventure Crossing project will be located at 567 Monmouth Road in close proximity to a Six Flags amusement park. Cardinale Enterprises’ President and CEO Vito Cardinale said that while Six Flags contributed to their interest in the location, the company believed it needed more attractions to be viable.

 

“A hotel could not be sustained with just Six Flags,” said Cardinale. “You need to have another regional draw.”

 

The indoor and outdoor recreational facilities are intended to draw in families from New Jersey and other states, said Cardinale. He explained families in the region now are forced to travel to Pennsylvania or Connecticut to participate in regional sports tournaments that could be put on in Jackson.

 

The 114,000-square-foot domed outdoor recreational center will utilize a fabric-based tilt-up construction in addition to concrete walls that can also tilt-up. Cardinale said this approach will allow the center to be built fairly quickly, adding he hopes to break ground in the second quarter. He said he anticipates it will be open for business by next Christmas. However, this is subject to the project’s ability to secure water and sewage logistics in that time.

 

Following the recreational center’s completion, construction will begin on a five-story, 134-room hotel and four-story, 107-room hotel, as well as the 112,000 square-foot indoor recreational facility and four multiuse athletic fields with artificial turf.

 

The developer estimated the project would complete by mid-2019.

 

Members of the planning commission raised concerns the recreational facilities could be used for concerts and other cultural events, but Cardinale said a lack of sprinklers prevented the venue from being used for that purpose.

 

Instead, the project calls for the recreational centers to be used for trampoline facilities or laser tag. The goal is to attract more sporting events to New Jersey, with the eventual long-term goal to construct a 100,000 square-foot convention center close to Adventure Crossing, Cardinale said.

 

The developer is currently in negotiations with hotel chains to operate the facilities upon completion.

JACKSON – The Jackson Zoning Board of Adjustment has granted approval to an applicant who plans to build two hotels, an outdoor athletic complex, an indoor sports and entertainment venue and an indoor recreational facility on Route 537.

 

The applicant, Cardinale and Jackson Crossing 2/Adventure Crossing, seeks to develop a 75-acre property on Route 537 between Interstate 195 and Six Flags Great Adventure.

 

Phase one of the development is expected to see the construction of the indoor sports and entertainment venue (party rooms, arcade, laser tag and two sports bars) and the outdoor athletic complex.

 

Phase two of the development is expected to see the construction of the indoor recreation facility and the two hotels.

 

During a zoning board meeting on Nov. 29, the applicant was represented by attorney Sal Alfieri, Ian Borden of Professional Design Services and architect John Burgdorfer. The applicant was seeking a use variance in a Highway Commercial (HC) zone and variances for signs.

 

Cardinale and Jackson Crossing 2/Adventure Crossing prepared a six-minute video that depicts a flyover of a computer generated concept of what the project should look like when it is completed.

 

According to the plans, the two hotels will contain a total of 241 guest rooms. Alfieri said operators for the hotels have not been named at this point.

 

Hotel A as proposed will be five floors, with 134 guest rooms, a bar-restaurant and a small seating area.

 

Hotel B as proposed will be four floors, with 107 guest rooms. There will not be a bar-restaurant in Hotel B.

 

The outdoor athletic complex will contain eight playing fields and a one-story fieldhouse where concessions will be sold, according to the applicant.

 

The board’s vice chairman, Sheldon Hofstein, asked what kind of turf will be used for the playing fields.

 

“We are expecting to use artificial synthetic turf,” Borden said.

 

The indoor sports and entertainment venue as proposed will contain a 114,000-square-foot space covered by a dome, a one-story, 32,234-square-foot recreation center and a 15,429-square-foot mezzanine seating area.

 

The separate indoor recreation facility will be two floors. The first floor will be encompass 101,781 square feet and the second floor will cover 11,155 square feet, according to the plans.

 

Board member Carl Book asked about the capacity of the indoor facilities.

 

“Would the concept also include large parties, concerts, musical entertainment, something that borders on recreation, but can morph … to more music, and then it is music, and then is it possible that could morph … to the concept of recreational facilities to entertain various religious groups or other cultural types of affairs?” Book asked.

 

The indoor recreation facility “will either be a trampoline park or an indoor track. That building will not allow us to have (religious and cultural events) because it will not be built that way,” applicant Vito Cardinale responded.

 

Cardinale said he did not perceive the indoor recreation facility for an auditorium use.

 

Regarding the indoor sports and entertainment venue, Cardinale said because the domed space will not have fire sprinklers, its use will be limited to basketball, soccer and lacrosse activities. Other activities in the venue will include arcade games and laser tag.

 

Board member Kathryn McIlhinney asked if there will be private security at the site.

 

Cardinale said there would be more than 200 staff members and he said certain events would require additional security.

 

“We have already made arrangements with one of the tenants I have to have bomb sniffing dogs and security guards with dogs so parents feel safe that there is no way anybody could get hurt,” he told board members.

 

When the floor was opened to the public, no one objected to the application.

 

Residents Anthony and Maryann Vinciguerra expressed support for the project.

 

“I am very happy to see this project … I have been here 44 years and Jackson is a beautiful town and it has a lot to offer. Now with this project it will have a lot more to offer,” Maryann Vinciguerra said.

 

Board members voted unanimously to approve the Cardinale application.

That's good there will finally be hotels near the park. It amazes me that for as long as the park has been around, the closest hotels are 20 minutes away. I would probably stay at a nearby hotel maybe once a year and go to the park 2 days in a row when there is a day I just don't feel like driving over 5 hours round trip.

Which plot is this exactly? Since it says it's in Jackson it has to be on the same side of the road as the park, but the only plot I can think of that's that big between the park and 195 is the fields they use for the hayride. If that's the case this will back right up to Hurricane Harbor. 

 

The woods across from McDonalds and the Wawa are (or at least were) owned by Great Adventure. Maybe they sold some of that off?

I was at the park yesterday and noticed a large piece of land past the Wawa was cleared of all the trees. I was wondering what was going there and thought maybe it was finally a hotel, but this is going to be on the other side of the road.

Yeah, I agree.  Then again, with so few details besides the "capricious and arbitrary" argument, it's hard to parse out what the delay may have been.  "Capricious and arbitrary" is pretty much generic land use talk for "I don't agree with your board".

Of course, construction won't be able to continue until Governor Murphy allows non-essential construction to continue, but it's nice to know that the project does still intend to move forward!
